Yes. Works that require formal approval - such as building extensions, structural changes, and office fit-outs regulated by local councils or DOSH - need permits before works begin. We manage the full submission process, from plan preparation and authority liaison through to permit issuance, coordinated alongside the physical works.
Any changes to the original scope are documented as a Variation Order (VO). We will advise you of the cost and time impact before proceeding. Approved VOs are added to the contract to keep everything transparent and agreed in writing.

Our contracts follow a milestone-based payment schedule - typically a deposit on signing, a second payment at commencement of works, progressive payments at key stages, and a final retention payment upon handover. The exact schedule is agreed upfront and stated in the contract.
Renovation costs vary widely depending on scope, materials and property type. As a guide, a standard landed terrace house (1,000-1,500 sqft) typically ranges from RM 80,000 to RM 200,000 for a full interior renovation. Condominiums tend to range from RM 60,000 to RM 150,000. We provide a detailed breakdown after the free consultation so you know exactly what you are paying for.
Duration depends on the scope. A standard internal renovation for a 1,000 sqft home typically takes three to four weeks. Larger or more complex projects such as full gut-and-rebuild, commercial fit-outs, or extension works can take two to six months. We provide a project schedule before works begin.
We do not offer fixed packages. Every project is designed around the client's goals and budget, which allows us to deliver a tailored result rather than a one-size-fits-all package.
We provide a 12-month Defect Liability Period (DLP) from the date of handover. During this period we will rectify any defects in workmanship at no additional charge.
