How Much Does Home Renovation Cost in Malaysia? (2025 Price Guide)

Renovation costs in Malaysia vary widely depending on property type, scope, and finish level. Here is what Klang Valley homeowners are actually paying in 2025, broken down by property type and work category.

One of the first questions every homeowner asks when planning a renovation is: how much will this cost? It is also one of the hardest to answer honestly, because renovation costs in Malaysia depend on dozens of variables - property size, structural condition, material grade, contractor experience, and the scope of work involved.

This guide is written by the team at Sun Synergy Contracts, a CIDB G4-licensed renovation contractor based in Petaling Jaya. The price ranges below are based on projects we have delivered across the Klang Valley since 2016.

Renovation Cost Benchmarks by Property Type

These are realistic starting points for full or partial renovations in 2025. Costs include materials, labour, and project management but exclude furniture and loose items unless stated.

Terrace House (Landed, 2-3 Storey)

ScopeEstimated Cost
Partial renovation (2-3 rooms)RM 18,000 - RM 40,000
Full interior renovationRM 40,000 - RM 90,000
Full renovation with extensionRM 80,000 - RM 180,000

A typical 22 x 70 ft single-storey terrace with a full interior renovation including tiling, carpentry, painting, and bathroom works will generally fall between RM 45,000 and RM 75,000 depending on finish level.

Condominium or Apartment

ScopeEstimated Cost
Basic refresh (paint, flooring)RM 8,000 - RM 20,000
Mid-range renovationRM 20,000 - RM 50,000
Full high-spec renovationRM 50,000 - RM 120,000

Condos benefit from smaller floor plates but often require more coordination with building management for access, waste disposal permits, and working hour restrictions - factor these into your timeline.

Semi-Detached House

ScopeEstimated Cost
Partial renovationRM 30,000 - RM 60,000
Full renovationRM 70,000 - RM 150,000
Full renovation with extension worksRM 150,000 - RM 300,000

Bungalow

Bungalow renovations are highly variable given the range of property sizes in the Klang Valley. As a guide:

ScopeEstimated Cost
Kitchen and bathrooms onlyRM 40,000 - RM 80,000
Full interior renovationRM 120,000 - RM 280,000
Full renovation with extension and outdoor worksRM 200,000 - RM 500,000+

What Drives Renovation Costs in Malaysia?

Understanding the cost variables helps you prioritise your budget and avoid surprises.

1. Structural vs. Cosmetic Work

Cosmetic renovation - painting, flooring, cabinetry, and lighting - is the most predictable category. Structural work (demolishing walls, extending the building footprint, roof modifications) costs more per square foot and requires additional permits and engineering input.

2. Material Grade

The same kitchen can cost RM 15,000 or RM 50,000 depending on whether you choose local laminate or imported solid wood, standard quartz or high-end marble, and mid-range or premium hardware fittings. Be clear on your finish expectations before requesting quotations.

3. Bathroom vs. Wet Area Work

Bathrooms are among the highest-cost areas per square foot in any renovation. Waterproofing, tiling, plumbing changes, and sanitaryware replacement all add up. Budget RM 6,000 to RM 20,000 per bathroom depending on size and spec.

4. Kitchen Cabinetry

A full modular kitchen (cabinets, countertop, installation) typically ranges from:

  • Basic: RM 8,000 - RM 15,000
  • Mid-range: RM 18,000 - RM 35,000
  • Premium: RM 40,000 - RM 80,000+

Common Budget Mistakes to Avoid

Underbudgeting for contingency. Even well-planned renovations encounter surprises - concealed plumbing issues, sub-standard previous workmanship, or structural defects discovered only after demolition. Reserve 10-15% of your budget for contingencies.

Choosing the lowest quote. The contractor who quotes RM 30,000 less than everyone else is usually cutting corners somewhere - on materials, on labour quality, or on supervision. Get at least three itemised quotes and compare them line by line, not just the total.

Forgetting permit costs. Structural works and building extensions in Malaysia require building plan approval from the local council (MBPJ, MBSJ, DBKL, or equivalent) before works begin. Permit fees, engineering drawings, and submission costs are not always included in contractor quotes - confirm this upfront, or work with a contractor who handles authority submissions in-house.

Skipping the site visit. A reputable contractor should visit your property before submitting a quotation. Any contractor who quotes without seeing the site is guessing at the price, and variations after signing are almost inevitable.

How to Get an Accurate Quote

The most reliable way to understand what your renovation will cost is to:

  1. Define the scope of work as precisely as possible before approaching contractors
  2. Share reference images of finishes you like (a picture is worth a thousand words in renovation briefings)
  3. Invite at least three contractors to do a site visit and submit itemised quotations
  4. Compare the quotations line by line - materials, quantities, and unit rates

At Sun Synergy Contracts, every quotation is fully itemised and fixed-price. We visit your property, assess the scope, and provide a written quote with no hidden costs - so you know exactly what you are paying before signing anything.
