Bathrooms are the most expensive room per square foot in a Malaysian home, and the one where cutting corners costs the most later. A bathroom that leaks into the unit below is almost always a waterproofing failure, and fixing it means hacking out a finished room and starting again.
This guide is written by the team at Sun Synergy Contracts, a CIDB G4-licensed renovation contractor based in Petaling Jaya. The ranges below reflect bathroom and wet works projects we have delivered across the Klang Valley since 2016.
Bathroom Renovation Cost by Scope
These ranges cover a single bathroom, including hacking, waterproofing, tiling, plumbing, and standard sanitary ware.
| Scope | Estimated Cost |
|---|---|
| Cosmetic refresh (re-grout, new fittings, no hacking) | RM 3,000 - RM 8,000 |
| Standard renovation (full hack, waterproof, retile, new ware) | RM 9,000 - RM 18,000 |
| Mid to high-spec renovation (feature tiles, glass screen, rain shower) | RM 18,000 - RM 30,000 |
| Premium renovation (large-format slabs, freestanding tub, full reconfiguration) | RM 30,000 - RM 50,000+ |
A typical full bathroom renovation in a Klang Valley home, including hacking, fresh waterproofing, floor-to-ceiling tiling, a glass shower screen, and mid-range sanitary ware, generally falls between RM 12,000 and RM 22,000 per bathroom.
Where the Money Goes
1. Waterproofing (never the place to save)
Waterproofing is a small line on the quote and the most important one on the job. A full membrane to floors and walls, with the correct curing time before tiling, costs RM 1,500 to RM 4,000 per bathroom. Any contractor who tiles over old waterproofing, or skips the curing period, is building in a future leak. We treat this step as non-negotiable, and you can read how we approach it on our wet works and plumbing page.
2. Tiling
| Tile type | Indicative Cost (per sq ft, supply and lay) |
|---|---|
| Standard ceramic | RM 8 - RM 15 |
| Porcelain | RM 14 - RM 28 |
| Large-format (600x1200mm and above) | RM 22 - RM 45 |
Large-format tiles look seamless but cost more to lay because they need a perfectly level substrate and skilled handling to avoid lippage and hollow spots.
3. Plumbing and Reconfiguration
Keeping the existing layout is the cheapest option. Relocating floor waste points, shower points, and basin waste adds RM 1,500 to RM 6,000 depending on how far pipes move and whether the soil stack is involved. Moving the toilet to a new position is the most involved change because it depends on the building’s drainage gradient.
4. Sanitary Ware and Fittings
| Spec level | Indicative Cost (per bathroom set) |
|---|---|
| Basic (local brands) | RM 1,500 - RM 3,000 |
| Mid-range | RM 3,000 - RM 7,000 |
| Premium (imported brands, concealed cistern, rain shower) | RM 7,000 - RM 15,000+ |
5. Bathtub Installation
Adding or replacing a bathtub is a common upgrade, and the cost depends heavily on the type. A standard built-in acrylic tub costs RM 1,200 to RM 3,500 supplied, plus RM 800 to RM 2,000 to build and tile the surround. A freestanding tub runs RM 3,500 to RM 12,000 or more for the tub alone, and needs a floor waste and filler set positioned before tiling. Reinforced floor support and a dedicated hot water supply can add to the bill, so a bathtub renovation is best planned at the layout stage rather than added later.
Why Bathrooms Take Longer Than People Expect
A full bathroom renovation typically takes 10 to 15 working days per bathroom. The waterproofing membrane alone needs three to five days to cure before tiling can begin, and that step cannot be compressed. If a contractor promises a finished bathroom in under a week, ask exactly when the waterproofing is being cured.
Common Bathroom Budget Mistakes
Tiling over old waterproofing. It saves a day and a few hundred ringgit, and it is the single most common cause of leaks into the room or unit below.
Buying ware before the layout is fixed. Concealed cisterns and wall-hung pans need their carriers built into the wall before tiling. Buying them after the wall is finished means opening it again.
Forgetting ventilation and falls. A bathroom floor needs a slight fall toward the floor trap, and the room needs ventilation, or it stays damp and the grout discolours within months.
Choosing the lowest quote on a wet room. The bathroom is the worst room to under-spend on, because the cost of a redo is the original job plus demolition.
How to Get an Accurate Bathroom Quote
- Decide whether you are keeping or changing the layout, as plumbing relocation is a major cost driver.
- Confirm the quote includes a fresh full waterproofing membrane, not just tiling over the existing one.
- Choose your tile format early, since large-format tiles change both material and labour costs.
- Ask for an itemised quotation covering hacking, waterproofing, tiling, plumbing, and ware separately.
