Flooring covers more surface area than almost anything else in a renovation, which means the price per square foot matters more here than in any other line. A RM 5 difference per square foot across a 1,000 square foot home is RM 5,000, so it pays to understand what you are actually buying.

Flooring Cost by Material
These are indicative supply-and-install rates per square foot. Supply-only rates are lower, but installation quality is what determines how the floor performs over time.

As a rule of thumb, re-flooring a typical Klang Valley condominium of around 1,000 square feet costs RM 9,000 to RM 22,000 depending on the material and how much substrate preparation is needed.
Which Flooring for Which Room
SPC and Vinyl Plank
SPC is the most popular choice in Malaysian homes right now. It is rigid, fully waterproof, scratch-resistant, and installed as a floating floor without adhesive, so it goes down fast and can often be laid over existing tiles. Standard vinyl is softer and cheaper but less hard-wearing. Both are well suited to bedrooms, living areas, and light commercial spaces.
Ceramic and Porcelain Tiling
Tiling remains the default for wet zones, kitchens, and high-traffic areas because it is the most durable and water-tolerant option. Porcelain is denser and harder than ceramic, which is why it costs more and lasts longer in busy areas. Large-format tiles give a near-seamless look but need a flat substrate and skilled laying to avoid lippage. Engineered Timber
Engineered timber gives a genuine wood surface at a more stable price than solid hardwood. It suits bedrooms and feature areas but is not recommended for wet zones.
What Drives Flooring Costs Beyond the Material
1. Substrate Preparation
The condition of the existing floor is the biggest hidden variable. A flat, sound subfloor adds little. A floor that needs levelling, screeding, or hacking of old tiles can add RM 3 to RM 8 per square foot. SPC and vinyl can often be laid over existing tiles if they are flat and well-bonded, which avoids hacking cost and disruption.
2. Skirting, Profiles, and Transitions
Skirting, edge profiles, and transition strips between flooring types are easy to forget at quoting stage. Budget RM 4 to RM 12 per linear foot for skirting depending on material.
3. Pattern and Layout
Herringbone, diagonal, and feature layouts use more material through cutting waste and take longer to lay, adding to both supply and labour costs.
Common Flooring Budget Mistakes
Comparing supply-only against supply-and-install. A cheap per-square-foot rate often excludes installation, levelling, and skirting. Always compare like for like.
Laying over a poor substrate. A new floor only looks as good as the surface under it. Hollow spots and lippage almost always trace back to skipped preparation.
Choosing vinyl for a wet area. Standard vinyl is not ideal in constantly wet zones. For bathrooms and wet kitchens, tiling or full SPC is the safer choice.
Ignoring expansion gaps. Floating floors need a small expansion gap at the perimeter. Without it, planks can lift or buckle in Malaysia’s heat and humidity.
How to Get an Accurate Flooring Quote
- Measure the actual area to be floored, room by room, rather than relying on the property’s stated built-up area.
- Confirm whether the rate is supply-only or supply-and-install.
- Ask what substrate preparation is included, and what happens if levelling is needed.
- Check that skirting, profiles, and transitions are in the quote.
