Tiles are priced by the square foot but the total cost depends on material, tile size, pattern complexity, and substrate prep. Here is the full picture for Malaysia in 2026.

Tiles are one of the most permanent decisions in a renovation - replacing them means hacking out everything underneath, which is three to four times the cost of getting it right the first time. This guide is written by the team at Sun Synergy Contracts, a CIDB G4-licensed renovation contractor based in Petaling Jaya and serving the Klang Valley since 2016. Tiling Cost Per Square Foot (Supply and Lay)

This is the all-in cost: tile material + adhesive + grout + labour. It is the number that matters for your budget.

A standard 3x4 metre living room floor (about 130 sq ft) using a mid-range 60x60 porcelain tile typically costs RM 1,800 - RM 3,600 supply and lay.

A typical Malaysian bathroom floor and wall tile job (about 120 sq ft combined) using mid-range porcelain costs RM 1,700 - RM 3,400 supply and lay, excluding the waterproofing membrane.

What Drives the Price Up

Tile size. Large-format tiles (80x80 and above) need a perfectly level substrate and skilled laying to avoid lippage (uneven edges between tiles). The prep time and skill premium adds RM 5-15 per sq ft to the labour rate.

Pattern. A running bond (standard brick offset) is the baseline. Herringbone, chevron, or diagonal patterns generate significantly more waste and take longer to lay.

Substrate condition. If the existing screed is uneven or soft, it needs grinding or self-levelling compound before tiling can begin. This adds RM 3-8 per sq ft and is often only discovered when hacking starts.

Hacking the old tiles. If tiles are being replaced rather than laid on a bare slab, the old tiles need to be hacked out first. Budget RM 4-8 per sq ft for hacking and disposal.

Waterproofing (wet areas). Any floor that gets wet - bathroom, balcony, wet kitchen - needs a waterproofing membrane beneath the tile. This is not optional and costs RM 8-15 per sq ft applied, depending on membrane type. See our wet works and plumbing service for more detail.
